The Bakersfield site is a vacant infill parcel with residential General Plan support, a ministerial SB 423 path, HUD QCT status with a 130% eligible-basis boost, and Density Bonus Law capacity supporting the 430+ unit plan. Sewer, water, power and telecom infrastructure are already nearby or available, and the project is structured for three-phase delivery.

We are also open to thoughtful alternatives beyond a traditional JV. Our financing framework has already identified the principal funding gap. That gap is expected to be addressed primarily through public subsidies, grants, and other affordable-housing funding sources rather than conventional sponsor equity alone. A partner with experience assembling and closing those sources can add significant value. The goal is to find the right combination of development capability, sponsorship, public-funding expertise, and long-term participation to move the opportunity forward efficiently.
